SOUTH AUSTIN
South of the river

The master-planned southwest
Green, built mostly from the mid-1980s on, and shaped by the Edwards Aquifer land constraints that limit new supply.

CENTRAL AND West
Central Austin and the lake
Established central neighborhoods with the tightest supply in the city, and the Hill Country shoreline where Austin goes for views and water.

Location, the Casis and O. Henry schools, and among the tightest supply in the city.

Lake Austin, Deep Eddy, and a short drive downtown.

Hill Country terrain on the south shore of Lake Travis. It began as a 1960s resort community and still lives around the water and the golf courses.
THE HOMES
Original 1970s and 80s houses on wooded, sloping lots near the old resort core, and newer master-planned sections such as Rough Hollow built from the 2000s on.
WHO FEELS AT HOME
Buyers who want views, lake access, and room to spread out, and who accept a longer drive into Austin for it.
WHAT HOLDS VALUE
View corridors, lake access, and Lake Travis ISD. Lake levels rise and fall, so confirm what a waterfront lot looks like in a dry year, and check for MUD or PID taxes in the newer sections.
DAILY LIFE
Marinas, golf, and the trails, with RM 620 and Highway 71 for the commute and Bee Cave close by for shopping.
